That there have been except:onal or �xtraordinary circumstanees or <br /> conditions applying to the sub�ect property or as to the intcnded use <br /> thereof thaL do not apply generally t� other properties in the same <br /> vicinity or zone. <br /> Finding: The existing topography of the lot rises from front to bac:: <br /> approximately eight feet. The applicont is proposing to level the <br /> building site to the lowest point of tne building foatprint in or�er <br /> to have a flat site for construction of the house. If the height of <br /> the proposed structure were maasured from the average elevation of <br /> the existing Lopography, it uould meet the height requirement. <br /> The proposed variance Would allow construction of a traditional style <br /> two-story home that xould add to the quality of the neighborhood. <br /> There is one other home under construc*ion in this new plat and it is <br /> at the maximum 25 feet height. <br /> Conclusion: There are exceptional or extraordinary circumstances or <br /> conditions applying to this property that do not generzlly apply to <br /> other properties in the vicinity and zone. <br /> 2. That such variance is necessary for the preservation and en,joyment of <br /> a substantial property right of the appellant possessed by the owners <br /> of other properties in the saoe viciniLy or zone. <br /> FindlnB: The topography of the lot rises approximat2ly eight feet <br /> from the front to the rear of the lot. The applicant Will level the <br /> lot to the lowest elevation of the building footprint for <br /> construction. Other houses in the vicinity that were constructed <br /> aith daylight basements may give the appearance from the exposed <br /> facade of being much higher than the propoeed structure even though <br /> they meet the height requirement because of the extreme differences <br /> in topography at the foot of the buildings. <br />
