The Applicant is <br />proposing to build a single family structure that woulci <br />be five feet or more fror�i th�� north corner side lot line <br />instead of the ten feet reqnired by code. <br />There previously existed on the site a single family <br />rPsidence that was built in 1922. That structure burned <br />down a year and a half ago, and was nonconforming for <br />side yard setback. There is no existing foundation: <br />however, there is a remaining cement front porch and <br />steps that is approximately five feet from the north <br />property line. This will be removed. <br />If the 10 foot setback were met, the applicant would <br />only be able to build a 22 foot wide house. He wishes <br />to build a 26 feet wide, whi8hswould be� oreuin keeping <br />attached two car garage, <br />with other• homes in the neighborhoo3. <br />Twentieth Street, which abuts the property to the north, <br />has an eighty foot right of way but only approximately <br />24 feet of paving plus the sidewalk so there is a great <br />deal of unused right of way that is in lawn, so there <br />u:ould still be approximately eleven feet of lawn between <br />the house and the sidewalk. Public Works has no plans to <br />widen Twentieth Street. <br />
