�he proposal shows three parking spaces available on the site in the fortn of a three-car garage <br />o �f of the alley. <br />The single family appearance and character of the dwelling shall be maintained when <br />viewed from the surrounding neighborhood. Only one entrance to the residence may be <br />located on any street side. <br />A new entrance will be provided on the side of the house. No new street side entrances are <br />proposed. <br />8. O��ly one electric and one water meter sNall be allowed for the entire structure, serviog <br />both the principal and accessory dwelling units. <br />Permits to obtain additional meters are requi:ad prior to i�stallatiun. The Planning Department <br />would not autUorize additionaf permits for this site. <br />9. The secondary and principal dwelling unit shall comply with all applicable requirements of <br />the Uniform Building Code as adopted or amended by the City. <br />Permits required for any changes, alterations or additions will be reviewed by the Building <br />Department to insure compliance with the Uniform Building Code prior to issuance. <br />10. Thc owuer ot a single family residence with and accessory dwelling unit shall fle an <br />Owner's Certificate of Occupancy...00t later than April Ist of each year. <br />The owner has submitted an Ownzr's Certificate of Occupancy with theii application, and will be <br />required to update it each year. <br />11. A permit for an accessory dwelling unit shall not be transferble to any lot ot6er than the <br />lot described in the application. <br />A sepazate permit and approval would be required for any accessory dwelling unit on a different <br />property <br />12. In additian tn thc conditions of approval required by this permit,...the accessory dwelling <br />unit shall automatically expire whenever: <br />a. T'he accessory dwelling unit is substantially altered and is thus no longer in confomiance with <br />the plans approved by both the Planning Director and the Building Official; or <br />b. The subject lot ceases to mair.tain at least three off street parking spaces; or <br />a Tlie applicant ccases to own or reside in either the principal or the accessory dwelling unit. <br />13. The applicant shall provide a covenant...suitable for recording with the cr•�nty auditor, <br />oroviding noticc to future property owners or long term lessors of the subject property that <br />the existence of the accessory dwelling unit is predicated upon the occupancy of either the <br />accessory drvelling unit or the principal dwelling by the person to whom the accessory <br />dwelling �nit permit has been issued. The covenant shall also require any owner of t6e <br />properly to notify a prospective buyer of the limitations oC this Section and to provide for <br />the removal of improvements added to convert the premises to an accessory dwellir�� unit <br />and the,restoration of the site to a single family dwelling in the event that any condition of <br />approval is violated. <br />The appiicant has the provided a recorded copy of the covenant, and has agreed to these terms as <br />part of the applicatiun for accessory dwclling unit. <br />
