To �ate, the entry has <br />experienced water intrusion on at least three sepazate occasions. We have installed a trench dmin <br />and grate in front of the door threshold but, with the southern exposure the entry continues to <br />experience water. Consequently, the request for an awning with side curtains. <br />In eazlier days, ( see photo) a wood portico was erected at this location. Presumably to address <br />the situation we are now experiencing. However, with today's requirements for all fire resistant <br />materials, such a swcturc is not r:actical. <br />In addition, due to the e�<isting alley elevation being higher than the restaurant entry, alley <br />surface water contribu'.es to the water intrusion problem. Therefore, we request that Monte <br />Cristo PaRners, L.P oe allowed to install a 1'w x 6"h x 10'l concrete curb to both divert water <br />away from the enhy and serve as a base for a p:ecast concrete planter. <br />We believe the combination of the awininq and curb/planter will help solve the water inwsion <br />ptoblems we ue now experiencing. Because the wet weather is not too far away, we ask that you <br />please review our proposal as soon as possible.
