Conclusions: See Criteria #3 <br />Criterion No. 5: <br />The granting of the variance is consistent with the goals and policies of the <br />Everett General Plan. <br />a. Fi��din s: The Everett General Plan designates this property as 1.7, <br />Multiple Family, 30-50 dwellings per gross acre. <br />b. Conclusions: The proposed use of the subject property for <br />residential purposes is consistent with the Everett General Plan. <br />Criterion No. 6: The need fur the requested variance is not the result of a sel(- <br />created hardship. <br />a. Fin_ dings: The applicant has stated that the proposed building site <br />for the garage is an effort to make the best use of a very irregular <br />shaped lot with topographical differences. The majority of the subject <br />site is only 30 feet wide. The applicant has stated that if all required <br />setbacks were met, the building envelope they would be left with <br />would only be fifteen feet in depth. The City standard for a parking <br />stall is a minimum of 8.5 feet wide by 18.5 feet deep. Several <br />strr�ctures within the neighborhood as well as the existing single <br />family residence on the subject site faii to meet current City standards <br />reiated to setbacks. If the proposed residence were expanded, or an <br />attached garage were proposed, the structure would be ailowed to be <br />constructed along the nonconforming setback line, without further <br />review from the City. The proposed one foot setback from the <br />eastern property line for a detached garage is necessitated by the lot <br />configuration and is not the result of a self-created hardship. <br />b. Conclusions: The proposed garage is being located such to take <br />into account the limited buildable area on site. Due to the <br />nairowness of the subject site, the requested variance is not the <br />result of a self created hardship. <br />NOW, THEREFORE, the Board of Adjustment of the City of Everett does hereby <br />order that the requested variance be APPROVED to allow for a detached garage to <br />be located 1 foot from the street side property line. <br />The action o( the Board of Adjustment in APPROVING a variance shali be finai and <br />conclusive, unless within twenty-one (21) days from the date of decision an <br />aggrieved person or persons obtains a writ of certiorari from the Superior Court of <br />Washington for Snohomish County for the purpose of review of the action taken. <br />DA7ED this 5'" day of August, 2002. <br />� l�� � � ��:� <br />Chairman, Board of Adj� tment <br />
