Notes to Applicant: <br />1. If a variance is approved, building permits are required and must be obtained <br />within one year from the approval date after which the Board of AdjustmenYs <br />decision shall cease to be effective. Prior to the expir2tion date, a written <br />request for a six-month extension may be submitted to the Planning Director. <br />2. If a variance is approved, an application may be necessary for a steep slope <br />alteration if the proposed structure is located within 25 feet of a steep slope <br />area. Section 37.040 of the �oning Code defines "steep slope" as any area <br />which has a 40% slope or greater. Prior to permit approval the grade of the <br />subject slope must be delineated, and a site plan must show the location of <br />the proposed structure with relation to the top of the slope. <br />3. A copy of this order must be submitted by the Applicant when applying for <br />building e.mits. <br />4. Downspeuts for the rooftop runoff shall be directed to splash blocks which <br />divert the runoff away from the steep slope on this site. <br />5. The netv driveway apron on Federal Avenue shall be limited to 20 feet in <br />width and shall be installed as per City of Everett standards. The driveway <br />shall be paved with portland cement concrete or asphalt cement concrete <br />from the back edge of the sidewalk to the garage entrance (no gravel <br />allowed). <br />
