Notes to Applicant: 1. If a variance is approved, building permits are required and must be obtained within one year from the approval date after which the Board of AdjustmenYs decision shall cease to be effective. Prior to the expir2tion date, a written request for a six-month extension may be submitted to the Planning Director. 2. If a variance is approved, an application may be necessary for a steep slope alteration if the proposed structure is located within 25 feet of a steep slope area. Section 37.040 of the �oning Code defines "steep slope" as any area which has a 40% slope or greater. Prior to permit approval the grade of the subject slope must be delineated, and a site plan must show the location of the proposed structure with relation to the top of the slope. 3. A copy of this order must be submitted by the Applicant when applying for building e.mits. 4. Downspeuts for the rooftop runoff shall be directed to splash blocks which divert the runoff away from the steep slope on this site. 5. The netv driveway apron on Federal Avenue shall be limited to 20 feet in width and shall be installed as per City of Everett standards. The driveway shall be paved with portland cement concrete or asphalt cement concrete from the back edge of the sidewalk to the garage entrance (no gravel allowed).
