Findin s: The Everett General Plan designates this propeRy as 1.7, <br />ultiple Family, 30-50 dwellings per gross acre. <br />b. Conclusions: The propased use of the subject property for <br />residential purposes is consistent with the Everett General Plan. <br />Criterion No. 8: The need for the requested variance is not the result oF a self- <br />created hardsTiip. <br />a. F_t_nd��in s: The applicant has stated that the proposed building site <br />or t� garage is an effort to make the best use of a very irregular <br />shaped lol with topographical differences. The majorily of the subject <br />site is only 30 feet wide. The applicant has staled that if all required <br />setbacks were met, lhe b;�ilding envelope ihey would be left wilh <br />would only be fi(teen feet in depth. The Cily standard for a parking <br />stall is a minimum o( 8.5 (eet wide by 18.5 feet deep. Several <br />structures within lhe neighborhood as well as the existing single <br />(amily residence on the subject site fail ro meet current City standards <br />relaled to setbacks. If the proposed residence were expanded, or an <br />attached garage were proposed, the structure would be allowed to be <br />construcled along the noncon(orming setback line, without further <br />review from the Cily. Tha proposed one foot selback from the <br />easlern property line for a detached garage is necessitaled by the lol <br />configuration and is not the result of a self-crealed hardship. <br />b. Conctusions: The proposed garage is being localed such to take <br />into account the limited buildable area on site. Oue to the <br />narrowness of the subject sile, lhe requested variance is nol the <br />result ot a seif created hardship. <br />NOW, THEREFORE, lhe Board of Adjustment of the City of Everett does hereby <br />order that lhe requested variance be APPROVED lo allow for a detached garage to <br />be localed 1 foot from the street side property line. <br />The action of the Board of Adjustment in APPROVING a variance shall be final and <br />conclusive, unless wilhin twenly-one (21) days from Ihe dale of decision an <br />aggrieved person or persons oblains a writ of certiorari from the Superior Court of <br />Washington for Snohomish Counly for the purpose of review of the action taken. <br />DATED this 51h day o( August, 2002. <br />l..�}.2.., lt� �+Y(Cu::_ — <br />Chairman, Board of Ad�v ment �l$ <br />
