VARIANCE APPLICATION <br /> 5. NARRATIVE STATEMENT: <br /> D1r. a Mrs. Lloyd R. Bath - 1132 Rucker Avenue, Everett <br /> Lots 29 , 30, 31 and 32, Block 223 , THE HEIGHTS ADDITION TO <br /> EVERETT, according to plat thereof recorded in Volume 3 of <br /> Plats, Page 40, records of Snohomish County, Washington. <br /> We are requesting a variance to reduce the side yard set <br /> back requirement from 10 ' to 4 ' -2" to line up with the <br /> existing residential structure. The variance will allow us <br /> to add a deck to the southwest portion of our home with <br /> entry to the proposed deck being the living room, dining <br /> room, sun room of the existing structure. <br /> 5-A The variance will enable us to add a very attractive deck <br /> which will increase the property appearance. The residence <br /> and pruposed deck will still have a 16 ' set back from the <br /> City sidewalk on the south side of the property. The set <br /> back from 12th street will also be 29 ' -06" which would not <br /> be detrimental to the property or the City of Everett. <br /> 5-B The original home was constructed in 1916 and the codes in <br /> effect at that time must have allowed the structure to be <br /> built within 16 ' of the City sidewalk. The only feasible <br /> entry to the proposed deck from inside the tome is the <br /> living, dining, sun room portion of the iesidence. <br /> 5-C If our property was not a corner lot, the side :-ard set back <br /> would be 5 ' , in wt�ich case we would only be out of conform- <br /> ance by 10 inches. There are several properties in the area <br /> which would not conform to the current set back codes if the <br /> residences and decks were to be inspected. <br /> 5-D The variance requested is the minimum required to allow the <br /> construction of the proposed deck. <br /> 5-E I believe the goals and policies of the Everett General Plan <br /> are to have all residential property utilized to its highest <br /> and best use. The variance will enable us to build a deck <br /> which will enhance the value as well as the physical appear- <br /> ance of our home. <br /> 5-F The variance is requested to gain entry from the original <br /> residence to an outside view deck, and to utilize the <br /> property to its best use. The original home was constructed <br /> seventy four years ago, and we have owned and been improving <br /> this property since 1980. <br />
