Findina: There are many other properties in the north <br /> end that exceed the 10 percent coveraqe for accessory <br /> buildings. These would be nonconforming since they were <br /> in existence prior to the current code. The Board <br /> granted a much greater variance for accessory lot <br /> coveraqe to Vince Mardesich in this seme block on Rucker. <br /> That variance was for a 548 increase over what the code <br /> allows. The applicant is requesting a 7� increase over <br /> what the code allows. <br /> b. Conclusion: Granting this variance would allow the <br /> Applicant a property riqht enjoyed by others in this <br /> vicinity and zone. ' <br /> Criterion No. 3• I <br /> Thet the authorization of such variance will not be msterially ' <br /> detri�ental to the public welfnre or injurioua to property in the ! <br /> vicinity or zone in which the property is located. <br /> a. Conclusion: Granting this variance will not adversely <br /> affect the Comprehensive Plan. <br /> NOW, THEREFORE, the Board of Adjustment of the City of Everett <br /> does hereby order that the variance as requested by the Applicant <br /> be G12ANTED and further require the applicant to meet the following <br /> cond:�tions. <br /> 1 • ubtain all necessary building permits and comply with all <br /> other code requirements including but not limited to a five <br /> foot side setback and height limit of fifteen feet. <br />
