' CITY OF EVERETT <br /> USE PERMIT �/1-96 <br /> Applicant: Larry & Sue Diesher <br /> 2208 Rucker Ave. <br /> Everett, WA 98201 <br /> Location: 2208 Rucker (C.A. Blackman House) <br /> Ezisting Use: 1'he structure is a 5,200 square foot single family residence. <br /> Proposed Use: Four guest room bed and breakfast facility in addition to <br /> continued use as a primary residence. <br /> Zoning: R-4, Multiple Family Residendal <br /> Pazldng required: Two off-sveet pazking spaces is required for the operator and <br /> one off-street parking space is reqwred tor each guest room. <br /> A permit for the above described change of use is hereby granted with the following conditions which <br /> must be met to use the structure as a bed and breakfast facilitv; <br /> 1. Obtain a Business License fram the City Clerk's Office. <br /> 2. 1'he ��ater service supplying the property must be upgraded to a metered service. <br /> 3. An hold harmless for sewer agreement must be recorded against the propeRy. <br /> 4. A minimum of 6 parking spaces is required for the facility with four guest rooms as proposed. <br /> Pazking layout must be approved by the City Public Works Department. Parldng must be per <br /> City Zoning Code and City Design and Construction Standazds, and must be conswcted prior <br /> to use of the structuro as a bed and breakfast facility. Parking as shown on the approved site <br /> plan dated February 1, 1996 is apProved. However, no additinnal widening of the driveways or <br /> circular drive will be permitted an� pazking stall number four must not be within the 10' front <br /> setback area. <br /> 5. Proposal shall complY with current City and State Building Codes including emergency rescue <br /> windows in the sleepmg rooms aT!d appropriate smoke detectors. Plans and/or a site visrt may <br /> be necessazy to determine a complete list of Building Department requirements. <br /> 6. A fire hydrant is required within 200 driving feet but not closer than 50 feet of the structure. <br /> An addidonal hydrant may be required. Location and fire flow to be approved by the Fire <br /> Mazshal prior to occupancy. <br /> 7. The premises must be clearly identified by the correct address from the street. <br /> 8. Any broken or damaged curb, gutter or sidewalk on the proposal's frontage shall be <br /> repaired/replaced. <br /> 9. Lack of comment on the plans submitted with the application dces not constitute approval of <br /> these plans by the Department of Public Works. <br />
