These are not SEPA conditions. All � <br /> requirements are preliminary m nature, and are based upon the preliminary site plan and the ordinances in <br /> effect at time of submittal for SEPA review. The proposal must comply with all ordinAnca in elTect�d <br /> the time a complete building permit npplication is filed, including those noi specificall� Yet forth <br /> herein. (Exception: For vesting under the Zoning Code, please refer to Section 44 of the Zoning Code). <br /> Contact the Planning Department for information regarding appeals processes for the requirements listed m <br /> this document. <br /> 1. A Public Works Permit is required for this project. Detailed drawings in accordance with Ciry Design <br /> and Construction Standards shall be submitted to the Public Works Department showing site parking <br /> layout, landscaping, utilities, storm drainage, temporary construction erosion control, and all required <br /> improvements m the public right-of-way. Public Works Department approval of these drawings is � <br /> required prior to any permits being issued. All improvements shall be completed, approved, and <br /> warranted before Occupancy permrts are issued.' <br /> 2. This project must comply with the current City of Everett Building Code and Sprinkler Ordinance. <br /> 3. A demolition permit for the existing houses must be obtained form the City Building Department. <br /> 4. A grinder pump will be required for side sewer connections to the public sewer system for the sewage <br /> from any finished floor with an elevation less than the rim elevation of the sewer system's nearest <br /> upstream manhole. Connections to the sewer system for upper floors should be independent of the <br /> grinder pump. <br /> 5. The sewer connection for thi� building must be via a new manhole installed over the existing 8 inch <br /> sewer main. <br /> 6. Special charges for connection to the sewer and water systems in accordance with Ordinance 1998-94 <br /> and subsequent revisions are applicable. These charges are based on projected water usage and can be <br /> substantial. The Applicant is encouraged to obtain a copy of the ordinance and determine estimated <br /> charges prior to building permit application. The actual charges shall be computed by the Public <br /> Works Department per the ordinance in effect at the time of building permit issuance. <br /> 7. On site detention of stormwater runoff is required in accordance with City standards, if calculations <br /> show the an e�ccess of 250 cubic feet of rainfall storage will be required. <br /> 8. City Streets are to be kept clear of dirt and debris at all times during the construction. Dust <br /> suppression and street cleaning must occur as directed by the Public Works Inspector. <br /> 3 I <br />
