Any broken or damaged sidewalk shall be repaired/replaced per the City Public Works Inspector. <br /> 12. Construction ofthe site entrance driveways shall be to City ofEverett design and construction <br /> standards. <br /> 13. lnstall stop signs and stop lines per MU'TCD standards at the access diiveway to Rucker Avenue. <br /> 14. Parking must be per City Zoning Code and�ity CSesign and Consfruchon tan ar s and�— <br /> Specifications. For the 44 dwelling units proposed, a minimum of 44 parking stalls are required. A <br /> minimum of 4 handicap spaces must be provided. One of the handicap parkmg spaces must be <br /> designed for vans. <br /> 15. A pedestrian circulation system for the site must be approved by the Planning Director and 1�raffic <br /> Engineer prior to the issuance of any building permits. Walkways must allow pedestrians and <br /> wheelchairs to gain easy access from sidewalks and bus stops to building entrances through the uu of <br /> paths which are physically separated from vehicle tra�c and maneuvering areas. (Sce the aty's Design <br /> a�d Construction Standards and Specifications Manual and Section 3�.165 of the Zoning Code.) <br /> 16. Placement and screening of refuse disposal areas must be provided per Section 39.080 of the Zoning <br /> Code. Garbage receptacles, dumpsters, and recycle bins shall be provided in all multiple family, <br /> commercial, industrial and institutional developments and shall not be located in a required front yard <br /> setback area, or street side setback area for corner lots. Where an alley abuts a lot, the garbage <br /> receptacles, dumpster, or recycle bin shall be iocated adjacent to the alley. <br /> All garbage dumpsters and recycle bins must be screened from view from the street and from adjacent ! <br /> properties. This screening may be done usin5 dense vegetation or by placing the dumpster or recycle <br /> bin in a structural enclosure. <br /> 17. Any rockeri:s or retaining�valls proposed in required setback areas must be in conformance with <br /> Section 39.150 of the Zoning Code. <br /> 18. Rooftop mechanical equipment, including vents, must be screened per Section 39.040 of the Zoning <br /> Code. <br /> 19. Building setbacks must be a minimum of 10 feet t�ont yard, and 20 feet rear yard. The rear yard <br /> setback may be reduced to five (5) feet if an approved courtyard is provided. The courtyard as <br /> proposed complies with the Zoning Code reqwrements. The side yard setback is five (5) feet, except <br /> for buildings over 35 feet in height the side yard setback shall be an additional five(5) feet for every <br /> ten (10) feet or fract��n thereof by which the building exceeds 35 feet in height for only those portions <br /> of the building which exceed 35 feet in height. <br /> Building height shall be a maximum of 80 feet above the highest point of any public sidewalk <br /> immediately contiguous to the lot. <br /> 20. Landscaping must be provided per Section 35 of the Zoning Code. At a minimum this must include <br /> the following: <br /> a. A landscape strip a minimum of 10 feet wide must be provided in the front yard setback area <br /> along the Rucker Ave. fronta�e, except for the driveway. This area shall be planted witl�Type <br /> III landscaping. Up to one-half of the required landscaping may be located in the public right- <br /> of-way if approved by the Public Works Department. <br /> a <br />
