On-site recreation faciiities must be provided per Section 15.1 l0 of the Zoning Code. For the 44 units <br /> Proposed, with unit size ranging from 784 to ly 94 square feet, the project will have a recrcation <br /> �mpect of].,�acres. Prior to the issuance of Building Permits, the Plannin�Department must <br /> approve a plan for on-site recrcation fac:!ities. As part of the buildin�permit application, the <br /> Applicant must submit a recreation plan including standards and speciflcationa for recration areas and <br /> equipment, both inside and outside the building, including pictures of proPosed equipment. If <br /> sufficient information is not known at time of submittal for building pemuts, minimum speci6cetions or <br /> examples must be provided. Prior to the issuance of Building permits, the Planning Department must <br /> approve a plan for on-site recreation facilities. Tot lots must be located in central areas, where <br /> adequate supervision of children can be provided. <br /> 23. Building facade modulation and roofline variation must be provided per Section 15.OSU of the Zoning <br /> Code. The maximum permitted wall length without building facade modulation is 70 feet. The <br /> maximum length of roofline without rooFline variation is 30 feet. <br /> 24. Outdoor parking areas shall be separated from streets and abutting properties in accordancz with the <br /> setback standards contained in the Use-Standards Table and shall be Iandscaped in accordance with <br /> the standards in Subsection 35.080. <br /> 25. Exterior building materials sl�all be selected so as not to project or reflect natural or artificial lighting <br /> or glare into residential areas. <br /> 26. Mechanical equipment located on the roof, facade or extemal portion of the building shall be <br /> architecturally screened by including the equipment in the building or site design so as not to be visible <br /> from adjacent properties or public streets. <br /> 27. Access as shown on the site plan reviewed is acceptable. <br /> 28. The fire flow requirement for this structure is 1 375 GPM. <br /> 29. A fire hydrant is required within 200 driving feet, but nut closer than 50 feet, of every structure. l'he <br /> location of the hydrant must be approved by the Fire Marshal. One new hydrant needs to be added at <br /> 26th & Rucker. <br /> 5 <br />
