Its location near downtown subjects it to above normal on-street <br /> parking demand which is mitigated by the additional parking provided by the vuiance. <br /> Criterion No. 2: <br /> That the variance will not be materially detrimental to the property ia the area of the subjat <br /> property or to thr City as a�vhole. <br /> a. Findinas;. The applicant states that the proposed construction within the front yud setback will <br /> be entirely below grade at Rucker Avenue. The view of the project from Rucker Avenue and <br /> the northerl}� and southerly properties will be the wne whcther or not the variance is granted• <br /> No other adverse effects will be caused by the below grade construction to the easterly properry <br /> line. <br /> Five feet of the required landscaping will be provided on top of the below grade parking <br /> structure, along with a pedestrian/handicapped access path. The remaining required Imdscaping <br /> will be provided on public right-of-way. <br /> b. Conclusiona: Granting of the variance will not be detrimental to properry in the area of the <br /> subject property. <br /> 2 <br />
