These commenu address building issues only, <br /> additional revisions or additions may be required by other departrnents (such as Utilities, Planning or <br /> Fire). All references refer to the 1994 Uniform Building Code, as amended by the State of Washington <br /> and/or Washington State Energy Code 1995 Edition, unless stated otherwise. <br /> In order for the�processin of pour application to continue, it will be necessary to <br /> provide the Building Divis�on with two complete new sets of drawings reflecting the <br /> corrections requested. <br /> I have performed a cursory plan review and have found a number of items which will require to be <br /> addressed before the actual plan review can begin. Please note that the comments do not cover all <br /> issues such as structure, accessibiliry, exiting, construction, etc., but only represent issues specifically <br /> addressed below. <br /> 1. Exterior wails of Type III buildings should only be constructed of noncon�bustiblc macerials <br /> per Section 604.3.1. The plywood shearwalls and fire-retardant-treated studs do not comply. <br /> Note that the walls of the court ue also exterior walls per Section 224. <br /> ?. Openings within the north, south and west exterior bearing walls and walls surrounding courts <br /> of Type III-1 hr buildings greater than 3 fat but less than 20 fcet from the property line (or <br /> center line of the alley) are required to be protected by a fire assembly having at least a three- <br /> foucths-hour firo-protection rating per Table 5-A. foomote 5. Fire assemblies required co <br /> have a three-fourths-hour fire-protection ratin� not oNy have to comply with UBC Standard 7- <br /> 4, but shall be either automatic- or self-closing fire assemblies per Section 713.6.1 Sliding <br /> glass doors do not comply with this stipulatio:i and emergency egrcss windows (from sleeping <br /> rooms) cannot comply Per Section 310.4. <br /> 3. The four-hour area sepaz'ation wall must not terminate at the three-hour occupancy separation <br /> between dx Type I-FR and III-1 HR buildings. The separation shall be complete and be <br /> supported by equivalent fire resistance. Additionally, area separation walis are required to <br /> eztend horizontally betwcen exterior walls. The wall within the garage should then divide drc <br /> buildiag below the court as well.
