Engin?er's Inspection o th2 Pioprly Located 2t Page 3
2618 and 2626 Rucker Avenue, vere,t, Washington
SECTION 2. SITE FEATURS AND 1MPROVEMENTS
This section of the report deals with only the site stabiiity and drainage and wilh the structural
adequacy, durability and condition o( the major consttucted site improvements in the
i vicinity of the buiiding, exciuding the bulding.
Buildin 2618
SI7E S7A ITY: I foud no evidence of significant defiCienCies in the stability ot the building
site.
Some settlement has occurred of the improvements on this builcing site 8s is indicated by the
settlement ot the hont walkway. Tha nature of i! suggests that it is retated to poor
ConstruCtion practices rathar than to an underiying instability in the site. The probability of
tuture progression appears to be low.
SURFACE dRAiNAGE: There is little or no slope to the suAace oi the ground around the
building. On any building site, the surtace of the ground shouid be sloped to drain surface
water away from the building. This is possibla, even on a periectly flat site, by creating
drainage swales away (rom the building, However, providing proper slope now would destroy
landscaping and possibly cause other problems.
WALKWAY; It is constructed of conr, rete. It shows some cracking and associated s2ttlement.
CETACHED GARAGE: The detached garage is dilapidated. i would place Iittie or no value
on this buiiding but the foundatior and iloor may be reusabte.
ulldj.g 2626 ..-. ...=,yrrdw-w -+* .
_ . . . _,_w+►--'"----•---
' SITE STABLfTY: Some settlement has occurred ot the improvements on this build?ng site as
is indicted by the serilement of.the precast pier type foundation elements. The nature of it
suggests ihat it is related to poor construction practices rather than to an underlying
instability in the site. ,
SURFACE DRAINAGE: A portion of the yard slopes toward the building. 7his contributes to
any tendency for water to penetrate subgrade areas, such as basements or undertloor crawl
spaces. On any building site, the surface of lhe ground should be sloped to drain surtace
water away irom the buifding. This is always possible, except in the steepest of sites.
However, providing proper slope now would destroy landscaping and possibty cause other
problems.
DRIVEINAY: it is constructed of concrete. It appears to be adequately constructec.'
