There is some diNerential settlement, paRicularly oi <br /> the north side ot the entry walkway next io the building. <br /> GARAGES: The gar2ge area is a poorly built structure and is dilapidated. I would place little <br /> or no value on ti�is portion of the building because the cost ot repair would be excessive. <br /> There is significant structural decay in various locations in tlie garages. <br /> SECTION 3. BUILDING STRUCTURAL CONSIOERATIONS <br /> This settior of the report deals with the structural elements of the building and those <br /> aSSociated elements that directly aifect the durability ot the siructure. Structurai elements are <br /> those parts of the building that ar? intended to resist the loads imposed by the weight ot the <br /> building and 'Rs Contents and by nature, in the form of snow, rain, wind and earthquakes. <br /> ' Str:�;Y�iral considerations can be greatly ai(ected by many factors, including weather, water <br /> penetiation, progreSsive deterioration and decay, construction on and off oi the subject <br /> pro�eRy, and the actions of people and animals. We recommend that any buiiding be <br /> inspPcted periodic211y, partiCularly in the areas that are not seen in the normal course of use. <br /> At the minimum, root covers, attics and underfloor crawl spaces should be inspected <br /> annually, pteferably in the winter. Northwest Inspection Engineers provides this service tor a <br /> modest fee for buildings on which we have performed a general inspection. <br /> EARTHQUAKE DAMAGE: In our opinion, normal design and construction practices in the <br /> Puget Sound region do not ensure, and never have ensured, that buildings have sufficient <br /> resistance to earthquake damage. Of course, every building reacts to earthquakes differently. <br /> These Considerations, Combined with the u�predictable nature of soil displacement during an <br /> earthquake, mean that the severity of damage to a particular buildi�g is utterly unpredictable. <br /> In the following paragraphs, we will occasionally note some feature th8t makes a building <br /> particularly susceptible to earthquake damage, but we may not teil you of all such features. <br /> j.,,,,,;y�,��1 �ipp��y suffer,signifiCant dAmage, even from relatively-'+g�t1a11"�elfYt'"� . <br /> recommend that owners consider carrying earthquake insurance on all buildings. <br /> Buildinq 2618 <br /> SPECIAL INSPECTION LIMITATION: i was unabie to per�orm a normai detailed inspection of <br /> the roei covering because its extreme steepness precluded safe access. <br /> AISo, 1 waS unable to perForm a normai detailed inspection of the roof covering because ihe <br /> large accumulation oi moss prevented me from seeing much of the north portion of it. � <br /> ROOF CO'VER: The roof is covered with composition shingles appiied over oider layers ot <br /> roofiny. I was not sure ot lhe number of layers, but it appears to be two, Building codes and <br /> other roofing standards do not allow the installation of `our laycrs oi rooting, but we <br /> occasionally find them.
