They have a typical life of about 15 to 20 years. <br /> but applyi�g them over older shingles, as has been do�e here, tends io shorten their lite <br /> signi�cantly. Muitiple layers also tend to overload the roof structufe. It is not common, but <br /> these shingles occasionally have a much shorler li(e even where the installation is entireiy <br /> proper; this appears to be attributable to defective manutacture and it is not predictable <br /> through inspection. <br /> The steep poAions of the roof have some loss of the granuiar suriace material. <br /> On the front and side porch roots, tttere is severe loss of the granular surface material and <br /> these roof areas need immediate replacement of ihe roof coverings. These rooi areas have <br /> pulled aw8y irom the building and are no longer watertight at the joint with the buildittg. i"he <br /> ilashings at the joint are damaged by ihe settlement of the porch rooi structures. <br /> At some time, the owner of every building is faced with �easons to think that the rooi covering <br /> might need replaCement. When this happers, it will be helpful to recall the following: <br /> No roof cover can ever be considered to be absolutely sate from possible leakage. A <br /> weil-instatled new roof cover minimizes the risk, but does not eliminate it. installation <br /> deficiencies can introduce great risks oi leakage in a new roof cover, and many new <br /> roofs are improper�y installed. �1�he normal eN¢cts of weathering always increase the <br /> risk with time and the risk accelerates it maintenance is poor. There is no sharply <br /> defined point at which a rooi cover must be replaced. Except in the Case of extreme <br /> deterioration, there is usuaily a repair alternative. The rnost objective evaluation of <br /> repair alternatives can be obtained from qualified engineerc or roofing consultants who <br /> have nothing to seli but their expe�tise. Such an independent expert can give advice <br /> on the condition of the roof, the risk of leakage, the consequences of leakage, the <br /> possibilities of repair, and the costs involved. Independent expeA evaluation oi a <br /> newly installed roof covering is also advisable to be Sure that the installation iS propQ�. <br /> ��t�'(�`�g:soffits are"tti0�"u'rlderside oi the overhanging�av��:'1'he`s"t51�it� �� --'-' -'-'---"�" <br /> that is, they have a finished surtace which concealc the rafter ends and root sheathing irom <br /> view. They are r�ot securely tastened in place. Portions have come loose and some pieces <br /> are missing. The missing pieces leave openings which provide access into the attic for birds <br /> and rodents. • . <br /> RUOF GUTI'ERS & UOWNSPOUTS: Rooi guriers and downspouls help protect the exterior <br /> � of the building and help prevent water penetration oi subgrade areas. None are provided. <br /> EXTERIOR WALL COVEF: The exterior walls are covered with wocd siding. Some of the <br /> installation workmanchip is generally poor, paAiculariy around th? enclosed back porch and <br /> beneath the south side walkway, possibly cc+mpromising the weatherprooiness in places. <br /> The edge of the porch floor sticks out past the siding in p�aCes, torming a ledge where water <br /> can collect and cause problems. The detaii is similar to the tollowing sketctt, except that the <br /> ilashing was left out. A ilashing could still be installed, but it would be a lirile diHicult. There <br /> is soil in contact with ihe siding in places and the expected associated decay which may be <br />
