This significantly limited <br /> by ability to evaluate them. <br /> CRAWL SPACE INSPECTlON RESTRICTION: Serious defciencies are more likely to be found <br /> in the underfloor crawl space than in any other location, It is extremely important that all <br /> portions ot it bE inspected. I was unable to inspect portions ot this crawl space because <br /> access is biocked by stored iterns. I recommend that provisions be made for the required <br /> access and that the crawi �pace be reinspected. <br /> CRAWL SPACE SKIRT: The skirt around lhe underilcor crawl space s not adequate to <br /> prevent animal and rudent entry. I recommend that it be modified oi replaced so that it meets <br /> the requirements of the buiiding code. <br /> CRAWI SPACE FLOOR: A portion of the ground in the underfloor crawl space ftas been <br /> covered with a concrete slab. This is usually done to facititate storage. <br /> Cf�AWL SPACE VAPOP, BkRRIER: No vapor barrier is provided in the underfioor crawl space. <br /> This is a common soun,e of excessive moisture which can cause a variety of serious <br /> preblems in the buildin�. All exposed soil should be covered with 4•mil or 1leavier <br /> polyethylene siieeting. <br /> SOIL-WOOD CQNTAC7: Soil-wood contact leads to decay and insect infestation. It is <br /> important ihat it be eliminated. I found it in the following locations in the underfloor crawl � <br /> .�=is R� . .. ' . .- '.._.�y _i��.�T�.:'� -:�t�}.r_ <br /> Cellulose debris has been leit in the crawl space. <br /> FOUNOATIOIJ: The foundation is wooden posts resting on small precsst piers. Around a <br /> portion of the perimeter the piers are supported on a shallow ribbon of concrete or rocks <br /> embedded in the concrete. Some of lhe interior piers are stacks ot loose stacked biocks or <br /> piles oi brick. Precast piers are not suitable for this use and often allow diHerential settlernent <br /> anc structurai deformation as has occurred in this building. The design was improper tor the <br /> load��g impesed by this building on the soil of this site. I found more than normal cracking in <br /> the small ribhon of concrete used fur the perimeter foundation. 7he individual piers and the <br /> src�ali concrete perimeier footing appear to be too small ;o provide reliable, stable structural <br /> support. In at least two locations, a post has apparently been lefl out ur removed from <br /> beneath the floor support beamc, It is important that new posts be instailed here to provide <br /> adequate suppor: to the structure above. �here are no secure connectors between the <br />
