Rather, the cracking generaliy reflects <br /> the dif�erential Settlement ot the foundation elements. <br /> There is water staining and damage to the ceilings i� a number of piaces. There is <br /> son�e risk of associated hidden slructural damage. <br /> The capacity oi the watls of this building to resist lateral loads, such as those that <br /> occur during an earthquake, ic p�,orer than average. <br /> 7UB AND SFIQWER SURROUNDS: The tub and shower surrounds in the norlh �ower and the <br /> south upper apartmentS 8re SuAaced with piastic laminate. This is a reasonably durable <br /> material that is usual�y quite eifective at keeping the water out of the structure. It is �ecessary <br /> to maintain all of the joints in a watertight condition. The surround in the south upper leve, <br /> apaRment shculd be rep!aced. I found no evidence to indicate that the condition of the <br /> surcound in the ncrth lower apartment is other than serviceable. Tne surroimd in the north <br /> upper 3partment is SuAaced with hardboard which has a waterproof covering. The <br /> waterproof aoverir,�s of such materials are easily damaged. When this happens, the material <br /> must bQ replaeed to maintain the waterproofness of the walls. I found no evidence to indicate <br /> that the condition is other than serviceabie. Water trom the shower can spiash on the <br /> window sill in the south, uFper level apartment. 7his often resuNs in water penetration and <br /> dAmage to the wall below the sill. This sill appears to be in serviceable condition, but it must <br /> be kept compietely waterproof, which can be quite diHicuit. A plastic curtain over the window <br /> can help, <br /> The tub surround in Apartment No. 2 is a wainscot of ceramic tile in serviceable condition. <br /> The wall covering above the ti;e is not waterproofed for use with a shower. <br /> • . . .. <br /> :;�-� �si�ri�r�. . , :.:--- :.i:�.r,�.c#�+hc-------- .�.�..:. <br /> �%o1vGFiETE`SLAB FCOOR: Tht concrele slab-orrgrade floor m the boilrr room is rough and <br /> ctacked. I can see that the concrete iloor in the three entryways is significantly undermined <br /> r.nd is subject to collapse. <br /> FLOUR STRUCTURE: I found the following problems with the iloor struclure: <br /> They siope more than is normal in places. This is generaily due to the differeritial <br /> se;;lement of the individua! precast piers. <br /> 1'hey squeak in places. <br /> One tioor support beam near the rear o1 ihe building is split tllrough; repair is needed. <br />
