When we happen to tind such pests, we <br /> include it in the report, but, because ot iheir nature, ihey often escape detection. In this <br /> building, I would expect to find cockroaches in the upper level apariment. <br /> Buildina 2626 <br /> RIGHT-OF-WAY: The access right-oi-way to the site appears to be shared with neighbors. <br /> The legal arrangements for the sharing, includi�g maintenance costs, should be investigated. <br /> FENCE: The wooden fence a�ong the north side ot the garage access area wouid be in <br /> serviceable Condition if it were replumbed and relnforced to provide adequate suppert. <br /> ASBESTOS: (See general comments on asbestos above.) The radiator heating pipes and <br /> boiler have been insulated with materiais that may contain asbestos fibers. This can be <br /> ver�ed by a testing laboratory. <br /> CHIMNEYS: The chimneys are constructed of masonry. Modern building standards require <br /> that the flues of masonry chimneys be lined with fireclay tlue tile or other approved materials. <br /> Trie flue ot these chimneys are not lined. <br /> PLAN7ER: Repair is �eeded to the loose bricks in the brick planter boxes. <br /> WINOOWS: 7hey have single glazing. Some are fixetl in place and are set in wood frames <br /> rather than in manufactured sashes; some have wood sashes. A tew have retrotit aluminum <br /> sashes. The quality is generally poorer than average. <br /> Some windows have loose glazing that wiil ailow air infiltration. I suggest that the glazing be <br /> reset in the5e windows. 7he two lowe� level picture windows show severe decay in the sills. <br /> Some show decay in the sashes. Some show deteriorated puriy thAt should be.re `� <br /> , :•��:�.u5�acked glass. Some have broken glass. Many of the sas"h cor s�are� roKPt�"------_._. ......_. <br /> ��Many+could not be opened without the use of excessive force. <br /> ENTRY DOORS: They are in serviceable condition, but all have �oose glazing that will allow <br /> Coid air infiltration. The north front door binds, the jamb is loose and some ot ttte ir�terior trim <br /> and passage lock has been removed. The doors are all poorly weatherstripped. The <br /> passage and lock hardware is functional. The door frame for the entrance to Apartment No. 2 <br /> is cracked. <br /> CLOSET 8 PASSAGE DOORS: 7hey are generally in serviceable condition. Some ot them <br /> bind to the point where they will not close. Soms of them H�ould not latch. Many of the <br /> doors had the hardware removed for refinishing of the doors. Many of +he doors tit pooriy <br /> due to ihe difierential settlement of the individual foundation piers. <br />
