o '0C 2 i
Engineer's Inspection of the PrOperty -'>at_ti at
267F3 and 2626 Ruck,er Avenue, Everett 1h'ashinc;on
FLOORS: The wood floors generally appear to be fir. This is a soft wood that is relatively '
easily damaged and does not take a high finish like hardwood. They need refinishing. The
hardwood floor in the bedroom oi the south, upper ievel apartment needs repiac2ment as
weil as most of the soft floor finishes. '
STAIRWAY: All public siairways must have one or more h2ndrails. All private stairways
having tour or more risers must have a handrail. Tle stairway handrails had been removed
tor redecoratirg.
CABINET'S: The overall quality of the cabinets is below average. They are in serviceable
condition. Some of the repiacetl counter tops are piastic iaminate i serviceable condition.
NONSTRUGTURAL PESTS: (See general comments abovFa.) In thiS buiiding, I found
evidence of the presence of rodents in the crawi space. I vaould expect to find cockroaches
in thr kitchen where the kitr, hen has not been reTurbiSFted.
ANIMAL FECES: There are animal feces inside the buildin{ in the crawl spacz.
SECTION 5. ELECTRICAL SYSTEM
In any flnished building, much ot the electrical equipment i:> not accessibte to inspection. To
the extent that time and conditions permit. the inspector (t removes the cover oi the
electrical service panel and visually inspects the interior wiring and the fuses or circuit
breakers tor adequacy, Condition, and compatibility; (2) checks a random sampling of outlets,
switches, and lighting fixtures; and (3) evaluates the remainder of the system by visual
inspeclion. He does ot perform load calculations or chec:k which portions of the syStdm are
served by which circuit breakers or fuses.
.'tI,-, L.t rm, _ :,.,_ _ :Yt:;_
..: -OU111111,=8'_. . .. ._ _ .]r._. The
overall installation is pooriy dune and does not meet code requirements. I recommend that a
new service entry be installed.
SERVICE CAPACITY: The total capacity of the electrical service aquipment, as limited by the
inStalled overload protection, is 60 amps tor each apartm3nt, which is marginally adequate
for normal use with baseboard electrical heat.
DISTRIBUTION WIRING: The distribution wirirg is a combination of knob-and-tube and
nonmetallic sheathed cable. Nonmetallic sheathed cable is also referred to as NM wiring ot
NM cable. Both types of systems are allowed by present eiectrical codes. Knob•and-tube
wiring was the predominant system oi wirig in residential buiidings in the State of
