Engineer's Inspection oi ihe PropeZy Located at Page 25
2618 and 2626 Rucker Avenue, E-arett, Washinyton
FAUCETS AND FIXTURES: The taucets and fixtures are in genarally poor condilion; I
recommend that a plumber be em?loyed to make repairs. .Some of thetaucets drp and may
need to be replaced.
WATER HEATER: The water heatar is an electric unit. it has a capacity of 80 gallons. It has
a pressure-temperature reliei (P valve. It is not strapped ii place for earthquake resistance
as required by modern codes.
MAINTENANCE: 8ecause of the age and condition oi this piumbina system, I would expect
tlte maintenance problems to be greater than normal,
FFiEEZE HAZARD: There is a high probability that the piping in the uninsulated exterior walls
will treeze.
SEWAGE OISPOSAL SYS7EM: Evaluation ot the sewage _oosal system is beyond the
scope of this inspection.
B il 'n
WATER SUPPIY PRESSURE: With no water being used, the supply pressure was measured
at 70 psi. The average pressure supplied thioughout ihe region is about 60 psi.
SUPPIY PIPING: The supply piping is galvanized iron. Rust was ssen i the water when
some of the faucets were tumed on. Again, this oken happens when a system or a particular
fixture is not used tor a long time; it usualiy clears up witF regular use. It it occurs where the
plumbing is used regularly, it is an indicatior of sediment in the rater suppiy or excessive
pipe corrosi0n.
As in Building 2618, I noted an unusual amount of sediment remaining i the fixtures. Agein,
, such s di ent can come irom a number oi possible sources,sorre of:vij,{L; d " _=
"" mpoYaTy'and i no oonCem. One possible source is excessive corrosion on fhe msi e o y
the supply p:ping.
Triere is greater than normal visible corrosior and some slight ieakage at some of the
galvanized pipe joints. •
I wouid expect the flow to the faucets on the upper Ievel io be severely reduced when taucets
in various locations are operated simultuneousiy. This is a normal condition and is an
indic•ation of severe Corrosion in the suppiy piping. I recommend that a plumber be employed
to tke apart some piping to evaluate this problem further. Corrosion prohlems slowly get
worse until it becomes necessary to install all new supply piping.
DRAIN PIPING: The drain piping is a mixtua of differen: kinds of pipe. 7here is s1i11 some
lead pipe in use. This is considered eirvironmentaily hazardous, and I suggest that it be
replaced.
i
