The Tenant agrees to defend and protect the Landlord against <br /> and save Landlord harmless from all. injuries to peo�lc and damages to <br /> r property and/or claims for samc arising out of the use and occupancy ^ <br /> of the delnised premises by the 'Penant and/or through the attac en <br /> i <br /> of any signs or other fixtures to said premises by said Tenant, and/or <br /> due to any act of commission or omission of said Tenant, Tenant' s <br /> agents or e�nployees. Tenant shall procure and maintain, during the <br /> term of the lease, public liability and property damage insurance in <br /> a responsible company with Iimits of not less than $100,000 for in- <br /> jury to one person and $300 ,000 for injury to two or more persons at <br /> one occurrence and ;100,000 for property damage, protecting the <br /> Landlord and Tenant against claims of third persons. A certificate <br /> of insurance is to be furnished to Landlord. <br /> 11. All improvements made to the premises by the Tenant and form- <br /> ing a part of the )�uildi�g shall become and re�nain the property of the <br /> Landlord but the Tenant shall havc the right upon expiration of this <br /> lease, provided Tenant is not in default in the performance of any <br /> Tenant' s agreements hcreunder, to remove all trade fixtures that may <br /> have been installed by Tenant, provided that such removal shall be <br /> accomplished without injury or damage to the premises. ' <br /> 12. If the Tenant shall continue to occupy the said premises after <br /> the expiration of this lease, it is agreed that no act of the Landlord <br /> or receipt of any money from the Tenant sltall be construed as a re- <br /> i-.�tatement, continuation or extension of this lease; and the Tenant <br /> agrees that continuation as a tenant in possession shall be upon a <br /> month-to-month basis, unless the Landlord by written agreement with <br /> the Tenant should extend the term of this lease. <br /> 13.
