ev <br />Letter to Sheila Brashear <br />Novazber 16, 1985 <br />Page 2 <br />If you can provide documentation that you are professionally licensed and meet the <br />above criteria, the City would consider that documentation in determining whether <br />the use you are proposing is considered a "professional office" and as such, a <br />permitted use in the R-4 zone. <br />In addition, if you are able to provide documentation that you qualify as a <br />"professional office," the structure would also have to meet all requirements of <br />the zoning code, specifically as related to off-street parking. The building was <br />constructed as an apartment building which has a lesser requirement for off-street <br />parking than does professional office use. The requirement for multi -family use <br />is one and one-half off-street parking spaces for each two bedroom or less units, <br />while the requirement for professional office use is three spaces plus one for <br />each 400 square feet of gross floor area which means that five off-street spaces <br />would be required for the one apartment unit if it was used as professional office <br />space instead of the current requirement of one and one-half spaces. <br />If you have any further questions, please write to the Planning Department, City <br />Ball, Everett, wl 98201 or call Pearl Maddy at 259-8731. <br />Sincerely, <br />ah <br />Dennis L.
