Thu <br />landscaping should consist of the following: <br />a.A 5 foot landscaped area between the property line and <br />Rucker Avenue consisting of deciduous trees or spreading <br />evergreen trees planted in wells or strips with a mix of <br />x <br />living evergreen and deciduous ground covers and low <br />m � <br />shrubs. Deciduous trees shall have a minimum truck <br />H3cn <br />diameter of 1 1/2 inches and a minimum height of six <br />H <br />feet at the time of planting. Evergreen trees have a <br />minimum height of six feet at time of planting. Trees <br />x <br />o <br />shall be spacea at intervals no greater than 30 feet on <br />o <br />0 <br />center. A minimum of 5% of the parking area must be landscaped <br />H tOi7� <br />0 <br />in compliance with Section 19.40.050 of the Zoning Code <br />and Section 1.13 of the Standards and Specifications <br />9 <br />Manual. Plantings must consist of a minimum of 75% of <br />y <br />the area in groundcover and a minimum of 6 evergreen <br />H <br />H <br />trees or shrubs for each 100 square feet of required <br />gti <br />landscaped area. Plantings should be a minimum of three <br />nt7H <br />feet in height at time of planting. (SEPA Public Services <br />and Utilities Policies) <br />10. <br />The site must be developed in general conformance with <br />the Site Plan submitted and the Elevations submitted to <br />the Planning Departme* . The Director of <br />Planning/Community Devt.,pment may authorize minor <br />deviations. <br />11. <br />Installation of underground tanks for the storage of <br />flammable or combustible liquids must be in accordance <br />C:) <br />with the regulations found in Division VI of Articles 79 <br />of the Uniform Fire code, 1988 Edition (SEPA Risk of <br />1 <br />Upset Policies) <br />12. <br />Sprinkler systems must be installed in accordance with <br />Uniform Building Code standard 38-1 and or NRPA standard <br />13. Plans must be submitted to the Building Department <br />and /or the Fire Department for review and approval for <br />both the underground fire main and the sprinkler system. <br />Hydrostatic test and flushing test are to be performed <br />with witness by the Fire Prevention Bureau. Contractors <br />material and test certificates for the underground <br />piping and sprinkler system must be completed and <br />submitted to the Fire Department. <br />13. <br />Fire safety practices during construction shall be in <br />compliance with article 87 of the Uniform Fire <br />Code,1988. <br />14. <br />A permit from the Fire Department is required for <br />1 <br />installation of underground storage tanks. <br />`� _� <br />
