MEMORANDUM <br />TO: Michael Palacios , Planning Department <br />FROM: Public Works Departmen <br />DATE: November 30, 1995 <br />SUBJECT: Use Permit N9-95 <br />PROPOSAL: Convert SFR to retail <br />LOCATION: 3828 Rucker Avenue <br />A review of this project by the Public Works Department indicates that the following conditions should <br />apply: <br />1. Detailed drawings in accordance with City Design and Construction Standards shall be submitted to <br />the Public Works Department, showing site parking layout, landscaping, utilities, storm drainage, <br />temporary construction erosion control, and all required improvements in the public right-of-way. <br />Public Works Department approval of these drawings is required prior to any permits behrg issued. <br />All improvements shall be completed and approved warranted before the Occupancy Permit is <br />issued/final approval is granted. <br />2. A-1 curb and gutter must be installed and the sidewalk replaced per city standards on the 39th Street <br />frontage . <br />3. Parking must be per City Zoning Code and City Design and Construction Standards. On street <br />parking spaces may not be counted in meeting the total number of required parking stalls. The <br />parking stall in the garage and the stall immediately adjacent to it (in front of the garage door) shall <br />be labeled and used as employee parking. <br />4. Any grading/fill on this site shall be done so as to not impact the surrounding properties. <br />5. New const.uction (including plumbing and wiring) will be required to comply with the current state <br />building code. Access for the disabled must be provided to the building. <br />6. Lack of comment ou the plans submitted with the application does not constitute approval of these <br />plans. <br />7. A fire hydrant is required within 200 driving feet but not closer than 50 feet of every structure. <br />S. City streets and alleys are to be kept clear of dirt and debris at all times during construction. Dust <br />suppression and street cleaning must occur as directed by the Public Works Inspector. <br />9. A Performance Guarantee is required for street improvements on 39th Street prior to any building <br />permit being issued. <br />10. Any broken or damaged sidewalk shall be repaired/replaced at the direction of the City Public <br />Works Inspector. <br />11.
