INFORMATION FOR DVVELOPER: <br />The following information is provided for the developers benefit. These are not SEPA <br />conditions. All requirements are preliminary in nature, and are based upon the preliminary site <br />plan and the ordinances in effect at time of submi�,« for SEPA review. (Exception: For vestin under the <br />Zoning Code, please refer to Section 44 of the Zoning Ccae). Contact the Planningartment <br />for information regarding appeals processes for the requirements listed in this document. <br />1. Detailed drawings in accordance with City Design and Construction Standards shall be <br />submitted to the Public Works Department, showing site parking layout, landscaping, <br />utilities, storm drainage, temporary construction erosion control and all required <br />improvements in the public right-of-%vay. Public Works Department approval of these <br />drawings is required prior to any permits being issued. All improvements shall be completed <br />and approved warranted before the Occupancy Permit is issued/final approval is granted. <br />2. Parking musts be per City Zoning Code and City Design and Construction Standards. <br />3. This project must comply with the current City of Everett Building Code and Sprinkler <br />Ordinance. The medical building required automatic sprinklers and fire alarm system. The <br />open parking garage requires a fire alarm system. <br />4. Special charges for connection to the sewer and water systems in accordance with <br />Ordinance 1998-94 and subsequent revision are applicable. These charges are based on <br />projected water usage and can be substantial. Applicant is encouraged to obtain a copy of <br />the Ordinance and determine estimated charges prior to builcing permit application. The <br />actual charges shall be computed by the Public Works Department per the ordinance in <br />effect at the time and according to the information on the approved plans at the time of <br />building permit issuance. <br />5. City streets and alleys are to be kept clear of dirt and debris at all times during construction. <br />Dust suppression and street cleaning must occur as direct by the Public Works Inspector. <br />6. A one-year warranty is required on the public sewer main, water main and alley <br />improvements for an amount not less than 10% of the cost of construction and shall run for <br />one year from the date . f issuance of the first Occupancy Permit. <br />7. The section of alley right-of-way within the footprint of the proposed parking garage must <br />be vacated. <br />8. Che existing sewer main under the garage footprint must be rerouted per Public Works <br />Department requirements. <br />9. Additional street right-of-way along the west side of Hoyt Avenue, in the vicinity of the <br />proposed diagonal street parking, must be dedicated to the City of Everett. <br />10. The new east/west alley shall be constructed per City Standard #303. <br />It. The proponent must provide a bus shelter for the existing bus stop on Rucker Avenue. <br />Some adjustments to the existing location may be needed pending further review by Everett <br />Transit and the City Traffic Engineer <br />
