33. All clinics and buildings containing medical related activities shall be located so the front <br />building facade is located on the front setback line. <br />34. Corner and interior building setbacks for buildings over thirty-five (35) feet in height shall be <br />an additional five (5) feet for each ten (10) feet or fraction thereof by which the building <br />exceeds thirty-five (35) feet. <br />35. Building height shall be a maximum of eighty 80 feet for all of the proposed uses in the R4, <br />C-O zone and only residential uses are permitted above the fourth (4) floor. <br />36. Building height shall be a maximum of thirty-five (35) feet for all of the proposed uses in the <br />B-2 Zone. <br />37. egg - The Uniform Fire Code requires that all new structures shall provide Fire <br />Department access roads to within 150 feet al all portions of the ground floor. Fire <br />Department access roads (Fire Lanes) shall provide a minimum of 20 feet in width of <br />unobstructed, all -season diving surface with a minimum clear height of 13'6". Fire Lanes <br />will be posted and maintained as required by the Fire Department. <br />38. When access to or within a structure or an area is unduly difficult because of secured <br />openings or where immediate access is necessary for life saving or fire -fighting purposed, <br />the Fire Department may recommend or require a key box to be installed in an accessible <br />location. A rapid entry system may also be desirable in order to avoid unnecessary damage <br />while making entry to any building during an emergency situation. <br />Please call 759-8720 for further information. <br />39. 5igaj - Sign.; stating 'NO PARKING - FIRE LANE - TOW AWAY ZONE' shall be <br />provided the I:ngth of the alley access. Locations are to be approved by the Fire Marshal. <br />40. Premise Identification - Premises must be clearly identified by the correct address at the <br />street entry. Buildings must be clearly identified so as to be visible and legible from the <br />access road. Individual apartments, where applicable, must be clearly and legibly identified <br />from the access road. <br />41. Hydrants - Four (4) available hydrants are required. They shall be located within 200 <br />driving feet but no closer than 50 feet of every stricture. Location of hydrants shall be <br />approved by the Fire Marshal. <br />42. PREMISE IDENTIFICATION AND ALL REQUIRED FIRE DEPARTMENT ACCESS <br />ROADS AND FIRE HYDRANTS MUST BE IN SERVICE PRIOR TO <br />COMMENCEMENT OF CONSTRUCTION. <br />43. Office Building - Based upon 63,900 square feet of Type II-FR, sprinklered construction, <br />the fire flow requirement is 1,500 gpm. <br />Parking Garage - Based upon 134,735 square feet of Type 11-FR Sprinklered construction, <br />the fire flow requirement is 4,000 gpm. <br />44. Portable Fire Protection - a portable fire extinguisher with a minimum U.L. rating of <br />2-A:10-B:C must be provided within 75 feet of travel of all portions of each building during <br />construction and prior to occupancy. <br />
