PLANNING DIRECTOR DECISION <br />REVIEW PROCESS 11001-007 <br />July 31, 2001 <br />The City of Everett Planning Director approves Quizno's request to place <br />a 16 square foot sign within 60 feet of an existing freestanding sign at <br />4101 Rucker Avenue. The 15-foot high sign is required to setback five feet <br />from the property line along Rucker Avenue. <br />The site is zoned B-2, Community Business. The City of Everett Zoning <br />Code lists sign Category A as the applicable sign category in the B-2 zone. <br />Sign Category A allows two freestanding signs up to 75 square feet in area <br />for a site that has two street frontages. Sign Category A requires a <br />minimum separation of 150 feet between freestanding signs. The existing <br />Chevron sign is 66 square feet in area and is located at the northwest <br />corner of the property. The proposed Quizno sign will be placed along <br />Rucker Avenue approximately 60 feet to the south of the Chevron sign. <br />The above decision to approve the reduced separation between signs is <br />based upon the following: <br />The Comprehensive Design Plan, Section 36.210 A of the Everett Zoning <br />Code, allows the Planning Director to permit certain deviations from the <br />requirements and restrictions of the sign code if the applicant has a <br />comprehensive plan to integrate signs into the framework of the <br />building(s), landscaping, and other design features of the property, <br />utilizing an overall design theme. The applicant's proposal is evaluated <br />using the following criteria: <br />1) Whether the proposal manifests exceptional visual harmony between <br />the sign, buildings and other components of the subject property <br />through the use of a consistent design theme; ' <br />The proposed sign will have a ten -inch high, brick foundation. The <br />brick will be similar to the brick foundation of the Chevron sign. <br />The poles of the proposed sign will be painted to match the color <br />scheme of the Chevron sign and the building. <br />5 <br />
