You may appeal this determination by filing an appeal on forms provided by the <br />Planning Department and a fee to the Planning/Gcmmunity Development Permit <br />Services Counter at 3200 Cedar Street, 2nd Floor, no later than 14 days from the date <br />the MDNS becomes final (March 17, 2005). <br />Contact Faheem Siddiq to read or ask about the procedures for SEPA :., �eals. <br />NOTE: A UNS may be withdrawn in the event of significant changes in the <br />proposal, disclosure of new significant information, misrepresentation by <br />the applicant, or failure to comply with the conditions upon which this <br />Determination of Non-Significance is predicated. <br />INFORMATION FOR DEVELOPER: <br />The following information is provided for the developer's benefit. These are not SEPA <br />conditions but are associated with other laws or requirements. All requirements are <br />preliminary in nature, and are based upon the preliminary site plan and the ordinances <br />in effect at time of submittal for SEPA review. The preposal must comply with all <br />ordinances in effect at the time a complete building permit application is filed, <br />including those not specifically set forth herein. (Exception: For vesting under the <br />Zoning Code, please refer to Section 44 of the Zoning Code). Contact the Planning <br />Department for information regarding appeals processes for the re�uirements listed in <br />this document. <br />A Public Works Permit is required for this project. Detailed drawings in accordance <br />with City Design and Construction Standards shall be submitted to the Public <br />Works Department, showing site parking layout, landscaping, utilities, storm <br />drainage, temporary construction erosion control, and all required improvements in <br />the public right-of-way. Public Works Department approval of these drawings is <br />required prior to any permits being issued. All improvements shall be completed, <br />approved and warranted before the Occupancy Permit is issued/final approval is <br />granted. <br />City of Everett Building Permits are required for construction of the structures in <br />this development. Compliance with the International Building Code is required. <br />Parking must be per City Zoning Code and City Design and Construction <br />Standards for Development. <br />4. The design of the new station shall incorporate all best management practices <br />applicable to fueling sites as per the city's Stormwater Manual and the City Design <br />and Construction Slandards and Specifications for Development. <br />
