14. Any rockeries or retaining walis proposed in required setback areas must be in <br />conformance with Section 39.150 of the Zoning Code. <br />15. Rooftop mechanical equipment, including vents, must be screened per Section <br />39.040 oi the Zoning Code. <br />16. Building setbacks must be a minimum of ten (10) feet front yard, ten (10) feet <br />corner and ten (10) feet rear yard. Building height shall be a maximum of 35 feet. <br />17. Landscaping must be provided per Section 35 of the Zoning Code. At a minimum <br />thi� must include the following: <br />a. A landscape strip a minimum of 10 feet wide must be provided in the front <br />yard setback area along the Rucker Avenue and 41s1 Street, except for the <br />driveways. These areas shall be planted with Type III landscaping. <br />b A landscape strip a minimum of £ve (5) feet wide must be provided <br />along the south property line. This area shall be planted with Type 111 <br />landscaping. <br />c. Prior to issuance of any permits, landscaping plans must be reviewed and <br />approved by the Planning Department per Section 35.100 of the Zoning Code. <br />The landscaping plan must show location and dimensions of required vegetated <br />swales, wetponds, detention ponds, rockeries and retaining walls, and grading at <br />2-foot intervals. Irrigation systems must be provided in all landscaped areas per <br />Section 35.130 of the Zoning Code. A 2-year maintenance assurance device must <br />be provided for the landscaping per Section 35.130B of the Zoning Code. NOTE: <br />The Applicant has submitted a Proposed Landscape Plan (11-19-04) for the <br />proposed project. The landscape plan has been reviewed and approved by <br />the Everett Planning Department. Any changes to the approved Landscape <br />Plan, dated 11-19-04 must be reviewed and approved by the Planning <br />Department. <br />Fire Department Comments <br />Access - O.K. as shown on the site plan reviewed. <br />2. When access to or within a structure or an area is unduly difficult because of <br />secured openings or where immediate access is necessary for life saving or fire- <br />fighiing purposes, the Fire Department may recommend or require a key box to <br />be installed in an accessible location.
