DETERMINATION OF NON -SIGNIFICANCE <br />SEPA 0124-85 <br />This Final Determination of Non -Significance shall expire one year <br />from date of issuance unless a completed building permit applica- <br />tion has been submitted within that time. A request for a one <br />year extension of this Determination of Non -Significance may <br />be made to the Planning Director prior to the expiration date <br />DESCRIPTION OF PROPOSAL: The proposed action is the issuance of Building and <br />Public Works permits to allow the construction of a 2,640 sq. ft. convenience <br />store and 2-pump island gasoline service station with 3 underground gasoline <br />storage tanks totaling 30,000 gallon capacity. Existing underground storage <br />tanks totaling 12,000 gallon capacity will be removed and the ncles filled. <br />PROPONENT: Time Oil Co. <br />P.O. Box 24447 <br />Terminal Station <br />Seattle, WA 98124 <br />LOCATION OF PROPOSAL: 4231 Rucker <br />Lead Agency: City of Everett Planning Dept. <br />Contact Person: Mary Cunningham Phone: 259-8731 <br />Mitigation Measures: <br />The environmental impacts of this proposal are documented in the Environmental <br />Checklist and other information on file with the City. The listed <br />requirements are placed in response to our review of this information: <br />AGEVCIeS WITH JURISDICTION <br />A Notice of Construction for the underground tanks must be obtained from the <br />Puget Sound Air Pollution Control Authority prior to any work occurring on <br />site. <br />MITIGATION REQUIRED BY EXISTING CODES AND ORDINANCES <br />1. A fire hyrdrant is required within 200 driving feet but not closer than <br />50 feet of every structure. (Ordinance 493-73 and SEPA Public Services <br />Policy) <br />2. Street improvements are required to include extension of the A-1 curb, <br />gutter and sidewalk along the south property line and across the alley <br />entrance. The power pole in the area of the new sidewalk to be <br />constructed must be moved to behind the sidewalk. (Ordinance 555 and <br />SEPA Transportation/Circulation Policies) <br />
