Detailed drawings •in accordance with city design <br />and construction standards shall be submitted to <br />the Public Works Department ahowing site parking <br />layout, landscaping, utilities, storm drainage, <br />tempor.ary construction erosion control, and all <br />required improvement� in the public right-of-way. <br />Public Works Department approval of these drawings <br />is required prior to any permits being issued. <br />All improvements shall be completed, approved, and <br />warranted befoce the Occupancy Permit is issued. <br />2, Five (5) feet of right-of-way is to be dedicated <br />on Scenic Drive to the city for street purposes. <br />3. On-site detention is required, ORr in lieu of <br />providing on-site detention, payment to City <br />Drainage Fund 340 is allowed. <br />This requirement will be waived if applicant will <br />ag�ee to provide the city with an easement foc <br />future regional detention pond located downstream <br />and to the east of the proposed pro�ect. <br />4. Full standard street improvements are required to <br />the nocth side of Scen:c Drive. Improvements to <br />include, but not limited to, cucb, gutter and <br />sidewalk, plus any drainage facilities �equired to <br />channel gutter run-off. <br />5. City streets and alleys are to be kept clear of <br />dirt and debris at all times during construction. <br />Dust suppression and street cleaning must occur a� <br />directed by the Public Works Inspector. <br />Petformance guarantees are required for street <br />improvements on Scenic Drive (including <br />landscaping). <br />A one-year guarantee is required on the public <br />improvements and site landscaping for an amount <br />nat less than lOB of the cost of construction, and <br />shall run for one year from the date of issuance <br />of the first Occupancy Permit for the project. <br />8. A two-year guarantee <br />retention/detention <br />treatment/abatement <br />larger than one acre. <br />is <br />required for private <br />or other drainage <br />facilities serving areas <br />
