Detailed drawings •in accordance with city design and construction standards shall be submitted to the Public Works Department ahowing site parking layout, landscaping, utilities, storm drainage, tempor.ary construction erosion control, and all required improvement� in the public right-of-way. Public Works Department approval of these drawings is required prior to any permits being issued. All improvements shall be completed, approved, and warranted befoce the Occupancy Permit is issued. 2, Five (5) feet of right-of-way is to be dedicated on Scenic Drive to the city for street purposes. 3. On-site detention is required, ORr in lieu of providing on-site detention, payment to City Drainage Fund 340 is allowed. This requirement will be waived if applicant will ag�ee to provide the city with an easement foc future regional detention pond located downstream and to the east of the proposed pro�ect. 4. Full standard street improvements are required to the nocth side of Scen:c Drive. Improvements to include, but not limited to, cucb, gutter and sidewalk, plus any drainage facilities �equired to channel gutter run-off. 5. City streets and alleys are to be kept clear of dirt and debris at all times during construction. Dust suppression and street cleaning must occur a� directed by the Public Works Inspector. Petformance guarantees are required for street improvements on Scenic Drive (including landscaping). A one-year guarantee is required on the public improvements and site landscaping for an amount nat less than lOB of the cost of construction, and shall run for one year from the date of issuance of the first Occupancy Permit for the project. 8.
