NARRATIVE STATEMENT <br /> This variance request is in regards to <br /> the east property line and the twenty foot <br /> building line setback. We would like to have <br /> that building line setback changed to ten feet <br /> from the east property line. The purpose of <br /> this request is to fit a garage into the layout <br /> of the �uture residence. The property owner <br /> to the ea�st had a restriction from our north <br /> property line that is shown on the map. This <br /> restriction states that no fencing, trees or <br /> shruberies , dwellings or structures of any kind . <br /> will be Fermitted on lot 2 in excess of six feet <br /> high from ground level of lot 1 . Said restriction <br /> is to apply only for a distance of forty feet <br /> from the north prop2rty line. <br /> The variance chenge would help to use the <br /> lot wisely , by not blocking any view that the <br /> future residence will already block. The further <br /> back any structures are the better the ground <br /> is to build on and would help in traffic cir- <br /> culation. <br /> This would place the front yard to the north <br /> of the home and would place the drive-way along <br /> the east sid�, which would help to keep children <br /> away from the east ne•ighbors hot tub . <br /> Moving the setback to ten feet would still <br /> allow for fire department access if necessary. <br /> As you can see on the maps of the property , - <br /> the area left to build on is quite limited.
