Pursuant to EMC 19.37.110(A{6}), "The standard buffer widths required by this chapter <br /> presume the existence of a relatively intact native vegctated community including native <br /> tree cover, shrub understory and groundcover. ll the existing bulfer is unvegetated, <br /> sparsely vegetated, or vegetated with invasive species, the buffer vegetation sha!1 be <br /> enhanced or restored fo the width required by this section". <br /> The off-site portion of lhe wetland and siream buffer conlains a primarily native plant <br /> community. The on-site portion of the wetland and stream bufier is comprised of <br /> maintaned lawn and is lacking in tree or shrub cover. However, this buffer is not <br /> proposed to be enhanced as this lawn is a legally constructed improvement that was in <br /> existence prinr to ,�pril 28, 2006 (the effective date of this ordinatnce), and is therefore, <br /> exempt per ENiC ?9.37.050 Section 5(2) <br /> Seahurst Glenhaven Creek <br /> Cowardin: Riverine, l'pper Perennial, Streambe�, Mud. <br /> City of Everett Rating: Type Np, 50' buffer <br /> Under the Ciry of Everett Critical Areas Reaulations (CAR), Chapter 37, the off-site <br /> stream is classified as follows: <br /> Seahurst Glenhaven Creek, Type Np Stream: Localed east of the subject site, this <br /> perennial stream does not support fish (not Type S or F), and is mapped as unknown on <br /> the City of Everett Critical Areas Map 1. In the City of Everett, when the buffer of a Type <br /> Np stream is sparsely vegetated, un-vegetated, or is vegetated with invasive species, <br /> the standard buffer is 75 feet. <br /> CRITICAL AREA TRACT SIGN�AND FENCING <br /> Signs designating the presence of the Critical Area Tract shall be nosted along the <br /> Critical Area Trect boundary. Signs shall be placed at approximately i00-foot intervals <br /> around the perimeter of the Critical Area Tract. Minimum placement shall include one <br /> sign per wetland, and at least one sign �hall be placed in any lot that borders the Critical <br /> Area Tract, unle�� �thenvise approved by the City. The design and proposed locations <br /> for the Crit�cal Area Tract signs should 'oe submitted to the City of Everett for review and <br /> approval. An example of Critical Area Tract sign language is as follows: <br /> CRITICAL AREA TRACT <br /> THIS STREAM, WETLAND AND UPLAND BUFFER ARE PROTECTED TO <br /> PROVIDE WILDLIFE HABITAT AND MAINTAIN WATER QUALITY. <br /> PLEASE DO NOT DISTURB THIS VALUABLE RESOURCE. <br /> The signs shall be constructed of aluminum or similar durable material.
