4. The�iroposal uses construction techniques which minimize disruption of <br /> existing topogrephy and naturaf vegetation. Construction of the proposec <br /> garage should not disnipt the existinq topography and natural vegetation on site. <br /> The area proposed for construction has already been cleared of naturai <br /> vegetation. Landscaping associated �,��th many single-family residences exists <br /> around 'he existing residence and garage on site. The topography of the land <br /> should not change since the structure H�ill be located a minimum of six feet trom <br /> top of bank. <br /> 5. The proposal is consistent with the purposes and provisions of this <br /> Ordinance. The geotechnical report provides recommendations for <br /> development of the site. The remaining steep slope areas must be identified as <br /> an Environmer.tally Sensitive Area and a covenant, which identifies this area and <br /> restricls future alleration or modification, must be recorded for the property. <br /> 6. The proposal mi[igates all impacts identified in the geotechnicai report. <br /> Development on sitr, should be in accordance with the findings and <br /> recommendations contained in the geotechnical report prepared for the proposed <br /> development on site by Dennis M. Bruce. <br /> 7. All utilifies and access roads or driveways to and within the site be located <br /> so as to require the minimum amount of modification to slopes, vegetation <br /> or geo/ogica/ly hazardous areas. All utilities and driveways arP presenl on sile <br /> and will not be changed with the construction oi the proposed garage. <br /> DECISION: The City of Everett Planning Director hereby grants approvai to modify the <br /> steep slope areas located at 5717 Cady Road, in order to allow for a retaining wall on <br /> site, with the following conditions: <br /> 1. All work must comply with the Geotechnical Report prepared by Dennis M. Bruce <br /> daled February 20, 2003. This shall included retaining the services of a licensed <br /> geotechnical engineer to conducl inspections of the work at various stages (as <br /> stated in the report on file). <br /> 2. A building permit is required for ihe work propased to be done on site. This work <br /> must meet the building code requirements with regards lo setbacks from the <br /> slope. <br /> 3. Any grading/fill on this site shall be done so as to not impact the surrounding <br /> properties. <br /> 4. Lack of comment on the plans submitted with the application does not consti!ute <br /> aparoval of these plans. <br /> 5. City streets and alleys are to be kept clear of dirt and debris al all times during <br /> construction. Dust suppression and street cleaning must occur as directed by the <br /> Public Works Inspector. <br /> I�y <br />
