(Zoning <br /> Ccde) General Provisions - Land U'se for permission to divide a <br /> tract of land containing 25 ,000 sq. ft. of land area into two (2) <br /> residential building sites to contain a minimum of 12 ,500 sq. ft. <br /> of land area. Said property to be served by an existing recorded <br /> 20 ft. easement for ingress and egress. Also request permission <br /> to extend said easement westerly for approximately 70 ft. R-S , <br /> Suburban Residential Zone. Lot 6 , Block 2, Seaview Heights , except <br /> the west 324 ft. thereof. 5112 Seaview Way. <br /> Mr. Jerry Hann who represented blr. Fleppell had the follewing items <br /> to add to the application: <br /> :� - The topography lends itself to other buildings. <br /> 2 - Originally the lots were large , four (4)-acre lots. <br /> 3 - There are many other parcels of land in the area using <br /> a single road to their residences. <br /> � 4 - One corner of Mr. Heppell' s garage is on the twenty (20) <br /> foot easement, but there is enough road room to get <br /> by the garage without difficulty. <br /> Mr. Don Cooley of the �udience, living at 2514 51st S.W. ha� no <br /> objection to the proposal and said a singl� family residence <br /> would be an improvement to the noti� brushy area. <br /> Mr. Rohen of 2514 Slst S.W. , who has the residence directly below <br /> I the proposed building si.te, was against Mr. Heppell's request <br /> 4 for the followino reasons : <br /> 1 - The proposed area is too small for two (2) homes. <br /> 2 - P1r. Ileppell i.s adding twelve (12) feet of his existing <br /> property to the two proposed building lots. <br /> I3 - Drainage will be a problem and he feels most- of the runoff <br /> water will flow into his yard. <br /> � 9 - There will be other residences :n the area that will want <br /> ' to divide their properties , there£ore creating more water <br /> and traEfic problems. <br /> Ci 1'here were no further conm�ents frcm the audience. <br /> -4- <br />
