iarch 4 , 1979 (cont' d)
  _
.,, IAfter viewing the subject property and considering all the facts
and testimony, it was moved by Mr. IIerg, seconded by Iir. Ingram
and unanimously carried to grant the applicant' s request for the
followir.g reasons :
1 - The granting of t11e variance is necessary for the appli-
cant' s enjoyment of his property rights.
i 2 - Granting the variance will not be detrimental to the
surrounding area.
3 - Thare are excepticnal circumstances which apply to the
subject property that do not apply generally to other
properties in the vicinity.
4 - Granting the variance will not be injurious to the General
Compreliensive Plan.
A hearing was held on the application of Herb Norgaard, 912 Center
Place, Everett for a variance from Sec. 15.04 .050 E.C.C. (Zoning
Code) General Provisions - Land Use for permission to divide a '
tract into two (2) parcels that will not abut for a minimum of
40 feet on a public dedicated street. ALSO: For a var ance from
Sec. 15.04 . 075 .C.C. (Zoniny Code) R-S, Suburban Residential
Zone for permission to divide the aforementioned lot into two (2)
parcels of land containing 10,605 sq. ft. Existing zoniny pro-
visions reqiire that said parcels abut for a minimum of 90 ft.
on a public dedicated street and have a minimum of 12,500 sq. ft.
of land area. R-S SuUurban Residential Zone. Lot 7 and Lot 8 less N 70ft.,
Block 4 , Shore Acres Addition. 5029 Sound Avenue (approximately) .
Mr. Norgaard added that throo,h the advice of his engineer, he
would use Alki Drive , which is iocated on the N.E, corner af Lot 7 ,
as a private driveway. So Alki Drive would become a gravelled
private driveway from its oriyination to Lot 7. The access to
the other two parcels of property would be from Sound Avenue.
A number of the neighbors were against Mr. horgaard' s request
for the following reasons :
1 - There would be too many small divisions of the property,
which is cont-rary to the continuity of the area.
2 - There is some question as to the road usage, particularly
on the private roadway.
3 - Drainage and v:ater is a prcblen now; this Y:ould increase
, the probler.
r,
_,_
