Sensitive areas identi'fied in the Drainage <br /> Basin Plan and SN Everett Plan muat be left predominately <br /> undeveloped. Secbacks from the atream corridor and steep slope <br /> area must be provided and the maintenance of natural vegetation <br /> in these areas w+ill be required. Where vegetation on slope areas <br /> is proposed [o be removed, it should be replanted. If <br /> significant adverse impacts are disclosed based upon a more <br /> specific environmen[al analysis for Phase� IV, a Supplemental <br /> Impact Statemer.t aay be required. <br /> D. A yew grove exists on the site and ia identified as a special <br /> biological area in the SW Everett Plan and EIS (see Figure 8, SW <br /> Everett Plan). This area muet be preaerved (see Policy 2.3). <br /> The specific lacation of the yev grove must be identified during <br /> the Environmental RevieW (SEPA) for Phase III and apecific deaign <br /> measurea taken [o preserve the yew grove area. <br /> E. The Masier Plan indicates a buffer area along the southerly <br /> boundary of the site, in compliance vith Policy 2.5 of the SW <br /> Everett Plan. This buffer area must be a minlmum of 15 feet Wlde <br /> w+ithin which the exis[ing natural vegetation is' preserved or <br /> additional landscape maCerials provided to` aeparate adjacent <br /> parcels. <br /> F. The Master Plan propoeal provides for [he retention of <br /> significant natural areas, in compliance with Policy 2.8 of ,the <br /> SW Everett Plan.
