7. The single family appearance and character of the dwelling shall be maintained whm <br /> viewed from the surrounding neighborhood. Only one entrance to the residence may be <br /> located on any street side. <br /> A new entra,�ce will be provided on the side of the house. No new street side entrances are <br /> proposed. <br /> 8. Only one electric and one water meter shall be allowed for the entire structure, serving <br /> both the principal and accessory d�velling units. <br /> Permits to obtain additional metcrs are required prior to installation. Additional pennits would <br /> not be authorized for this site by the Planning Department. <br /> 9. The secondary and principal dwelling unit sNall comply with ail applicable requirements of <br /> the Uniform Building Code as adopted or amended by the City. <br /> Permits required for any changes, alterations or additions will be reviewed by the Building <br /> Department to insure compliance with Uie Unifomi Building Code prior to issuance. <br /> 10. The o�vner of a single family residence with and accessory dwelling ur.it shall file an <br /> Owner's Certificate of Occupancy...not later than April lst of each year. <br /> The owner has submitted an Uwner's Certificate of Occupancy with their application, and will bc <br /> required to update it each year. <br /> 11. A permit for an accessory dwelling unit shall not be transferable to any lot other than the <br /> lot described in the application. <br /> A separate permit and approval would Ue required for any accessory dwelling unit in a different <br /> location. <br /> 12. In addition to the conditions of approval required by this permit,...the accessory dwelling <br /> unit shall automatically expire whenever: <br /> a. The accessory dwelling unit is substantially altered and is tlms no longer in conformance �vith <br /> the plans approved by both thc Planning Director and the Building Official; or <br /> b. The subject lot ceases to maintain at least thrce oCf street parking spaces; or <br /> c. The applicant ceases to own or reside in eithcr lhe principal or the accessory dwclling unit. <br /> 13. The applicant shall provide a covenant...suitable for recording with the county auditor, <br /> providing notice to future property owners or iong term Icssors of thc subject property that <br /> the existence of the accessory dwclling unit is predicated upon the occupancy of either the <br /> accessory dwelling unit or the principal dwelling by the person to whom thc accesso.ry <br /> dwelling unit permit has been issued.
