Scope of Work: <br />a. Renovation / tenant improvements: <br />- All new work will conform to current codes. <br />- Everett doesn't require code upgrades if new work over 50% of <br />current building valuation. Not part of the Everett Building Code. <br />- Change of occupancy on First Floor from B occupancy to A3 <br />occupancy triggers an assessment of only the life safety features of <br />the building: <br />Exiting: No work needed w/ existing enclosures maintained. <br />Seismic: Will require structural engineer to assess '94 seismic <br />upgrades & review relative to recognizable code, 75% of <br />performance of current code. <br />Sprinklers: Existing OK <br />Fire alarm: Existing OK <br />b. Exterior modifications: Minor maintenance -type of work OK. Temporary <br />repair/capping of roof will not trigger additional code upgrades, unless <br />work entails complete new roof, where insulation upgrades may be <br />required. <br />- Energy code: Existing envelope does not need to be upgraded, unless <br />windows are being replaced or changed. If exterior walls are being <br />torn into, maybe additional insulation can be added if practical (but not <br />required ever where). <br />c. Future Chapel: Existing wood roof structure non -conforming w/ IA type of <br />construction. Will either need to be replaced with conforming structure if <br />removed, or if retained, changed to 1 HR construction. <br />d. Parking garage & Bridge: Bridge is considered pedestrian walkway. <br />Neither will be required to be upgraded based on the proposed work on <br />the Port Gardner building. <br />2. Zoning: <br />a. Check w/ John Jimmerson <br />3. Building Department: <br />a. Codes adopted: 2006 IBC w/ stale amendments will be adopted in two <br />weeks. <br />b. Type of Construction: <br />- Existing under'94 UBC: Type II-F.R. <br />- Existing under'06 IBC: Type I-B <br />c. Occupancy separation: Recommend using non -separated use, <br />considering whole building as A3 occupancy, thus will not need <br />occupancy separation between A3 & B. In future, assembly could go on <br />any floor. No other impacts. <br />- Boiler Room: needs to be separated, check, probably already is. <br />
