INTKGRU`,-
A R C H I T E C T II H E
June 18, 2007
Trinity Lutheran College
Port Gardner Building Renovation
Re: Trinity Lutheran College at Port Gardner Building
Code review meeting w/ Tony Lee, dated 611512007
Meeting Notes
$ av (-ca-S
1. Scope of Work:
a. Renovation / tenant improvements:
- All new work will conform to current codes.
- Everett doesn't require code upgrades if new work over 50% of
current building valuation. Not part of the Everett Building Code.
- Change of occupancy on First Floor from B occupancy to A3
occupancy triggers an assessment of only the life safety features of
the building:
Exiting: No work needed w/ existing enclosures maintained.
Seismic: Will require structural engineer to assess '94 seismic
upgrades & review relative to recognizable code, 75% of
performance of current code.
Sprinklers: Existing OK
Fire alarm: Existing OK
b. Exterior modifications: Minor maintenance -type of work OK. Temporary
repair/capping of roof will not trigger additional code upgrades, unless
work entails complete new roof, where insulation upgrades may be
required.
- Energy code: Existing envelope does not need to be upgraded, unless
windows are being replaced or changed. If exterior walls are being
torn into, maybe additional insulation can be added if practical (but not
required ever where).
c. Future Chapel: Existing wood roof structure non -conforming w/ IA type of
construction. Will either need to be replaced with conforming structure if
removed, or if retained, changed to 1 HR construction.
d. Parking garage & Bridge: Bridge is considered pedestrian walkway.
Neither will be required to be upgraded based on the proposed work on
the Port Gardner building.
2. Zoning:
a. Check w/ John Jimmerson
3. Building Department:
a. Codes adopted: 2006 IBC w/ stale amendments will be adopted in two
weeks.
b. Type of Construction:
- Existing under'94 UBC: Type II-F.R.
- Existing under'06 IBC: Type I-B
c. Occupancy separation: Recommend using non -separated use,
considering whole building as A3 occupancy, thus will not need
occupancy separation between A3 & B. In future, assembly could go on
any floor. No other impacts.
- Boiler Room: needs to be separated, check, probably already is.
