PROPOSED DECLARATION OF NON -SIGNIFICANCE <br />Description of Proposal <br />The proposed action is the issuance of demolition ani building permits to allow the <br />construction of a ten -story office structure totaling approximately 105,400 gross square <br />feet plus two levels of below grade parking of 13,200 square feet each. Total gross <br />area will be approximately 131,800 square feet. The following factors were considered <br />prior to making a preliminary decision on this proposal: <br />1. The proposed site is zoned B-3, Central Business zone, which would allow this use. <br />2. The site is currently developed and is used as a parking lot and a gasoline service <br />station. The existing service station must be demolished to allow for construction. <br />3. Upon completion of the structure, approximately 900 persons will occupy the <br />building during working hours. Traffic generated by this population will be added <br />to the surrounding streets. <br />4. Access is proposed via Wetmore and via the alley west of Wetmore. ley access is <br />available only to the south since the alley terminates at the Seatt : First Nations: <br />Banks drive-in window facility. <br />5.
