Conclusion: Adequate provisions for access, utilities and public services for the pr000sal <br />can be accommodated. <br />3. The impact of trafflc generated by the proposed use on the aurrounding area, <br />pedestrian circulation and public safety; and tF.e ability of the proponent to mitigate <br />such potentfal tmpacts. <br />Findtng: Most of the meetings held at the structure will coincide with other church <br />functions, and therefore the proposal should not generate any additional tra�c than <br />currPntly exists. <br />Conclusion: No adverse impacts to traffic are anticipated as a result of the proposal. <br />4. The provisfon of adequate off-street parking, on•site circulation, and aite acce�s. <br />Finding: The church has several parking areas adjacent to the subject site which will be <br />used for the church use of the subject structure. Much of the use of the building will either <br />coincide with other church functions or take place in the evenings. <br />Conclusion: The site has adequate parking for the proposal. <br />5. Compatibility of proposed structures and improvements with surrounding <br />properties, including the size, hetght, location, setback and arcangement of all <br />proposed buildings and facilitles, espectally aa they relate to Ilght and shadow <br />impacts on more sensitive land uses and leas intensive zones. <br />Finding: The proposed use will be occupying an existing building, and no changes are <br />proposed to the exterior of the building. A building permit w�ll be required for the renovation <br />of the existing structure from a single-family residence to a church building. <br />Conclus(on: The proposal is not anticipated to have any adverse impacts on the <br />surrounding properties. <br />6. The number, size and location of signs, especially as they relate to more senaitive <br />land uses. <br />Ftnding: Sig�age for this site will be rninimal, and include an identification sign, and other <br />incidental signs. All signs on site will need to comply with the standards established in <br />Section 36 of the Zoning Code, in particular the standards f�r sign category "D". <br />Conclus(on: A building permit will need to be applied for and approved prior to the <br />installation of any new sign on ; ite. <br />7. The Iandscaping, buffertng and scicening of buitdings, parking, loading and storage <br />areas, especially as they relate to more sensitive land uses. <br />Findings: The structure has typical residential landscaping associated with it including, <br />grass and shrubs. The conversion of the structure from residential to church use does not <br />generate the need for any building expansion or exterior remodel. <br />2%y <br />
