E., Everett, Washington 98204 or a iance from Section <br />9.18.030 of the Everett Municipal Code, Minimum Lot Size for per- <br />ission to construct a fourplex on a lot with 4,947.5 square feet of <br />land area rather than the code requirement of 5,000 square feet of land <br />area. <br />Also, for permission from Section 19.40.020 of the Everett Municipal <br />Code, Off Street Parking, to construct a fourplex with five (5) off <br />street parking stalls rather than the code requirement of six (6) off <br />street parking spaces. <br />Legal Description: Lot 12 less the N 3.75 feet of the East 14 <br />feet and all of Lot 13, Block 821, Plat of <br />Everett Division "A" <br />Approximate Address: 3421 Wetmore <br />Zoning: R-3 Multiple Family Low Density Residence <br />Mr. Wilson, a Board member, declined from hearing this item of the <br />agenda because of a conflict of interest. <br />- -- --Mr. Jamie -Johnson -represented Mr. Gaffney and made the following <br />statements: <br />1. The request is reasonable. <br />2. There will be only a minor adjustment. <br />3. There have been similar variances granted. <br />4. The 52.5 feet that is short was due to an addition that <br />was constructed on the neighbor's residence. <br />5. There is room for tandem parking off the alley. <br />Mr. Dan Bowman, 3418 Wetmore, objected to the reduction in parking <br />because the high volume of traffic that exists now creates the need <br />for more off street parking spaces. <br />Celia Strong of Public Works made the following comments: <br />1. The area South of Pacific between Colby and Broadway is <br />now under study. <br />2. Five large parking stalls are better than six smaller stalls. <br />-15- <br />
