Box 5321 <br />Everett, WA 98201 <br />1007 Everett Mall Way (Arby's) <br />A request to allow Arby's to have <br />their parking requirement reduced <br />to 54 stalls instead of the <br />Required 72; the Applicant has <br />built 65 stalls now. <br />C-1, General Commercial <br />Commercial <br />North: Single Family/R-1 <br />South: Commercial/C-1 <br />East: Commercial/C-1 <br />'dent: Commercial/C-1 <br />That there have been exceptional or extraordinary circumstances or <br />conditions applying to the subject property or as to the intended use <br />thereof that do not apply generally to other properties in the same <br />vicinity or zone. <br />Finding: The use is located in a C-1 zone and currently has 65 parking <br />stalls. When the use was built it was built 7 stalls short of Code <br />requirement. The applicant is attempting to correct a permit <br />violation. He has prepared a parking survey to define the actual <br />parking demand generated by the use. The maximum count shown by <br />parking survey is 43. The City prepared a table showing a comparison <br />of code requirements placed by various jurisdictions, The range for <br />parking requirements is 37-116. <br />Conclusion: The proposed variance is consistent with the parking <br />survey and is within the range of code requirements contained in <br />Exhibit 6. <br />
