Taat there have been exceptional or extraordinary circumstances or <br />conditions applying to the subject property or as to the intended use <br />thereof that do not apply generally to other properties in the same <br />vicinity or zone. <br />Finding: The site is approximately 4.4 acres located in the B-2 zone. <br />The project is proposing a mixed use project 36,000 square foot office <br />and 60,000 square foot of retail. The Village Square center is <br />adjacent to this project and it is 40,000 square feet. The total <br />parking requirement for both 456 parking stalls they are providing is <br />410. The variance is for the new construct.'.on. Both uses are likely <br />to use the parking to the east. The Village Square would use this <br />during holiday weekends. <br />Conclusions: Because of the mixed use of this project it should not <br />generate a parkinb problem. <br />2188F <br />
