EMC Chapter 13.16 Driveways <br />All of the exhibits are available for inspection at the Hearing Examiner's Office located at <br />2930 Wetmore Avenue, 8th floor, Everett, Washington. <br />Based upon a review of the above record, the following Findings of Fact and <br />Conclusions hereby consiitute the basis of the decision of the Everett Hearing <br />Examiner <br />FINDINGS OF FACT <br />The Applicant owns property at 3514 Wetmore Avenue, Everett, Washington, <br />that is developed with a single-family residential structure and accessory sheds <br />in the rear yard. The Applicant's grandfather originally owned the property, and <br />the family has owned it for over 40 years. The Applicant purchased the property <br />from Michael Brashler's father in 1995. (exhibit 1, staff report, pages 1 and 2; <br />testimony of Ms. Weldon; testimony of Mr. Brashler) <br />2 The subject property, a lot of approximately 7,728 square feet, is fronted by <br />Wetmore Avenue to the east and a paved alley to the west. The Applicant <br />requested a variance to construct a ten -foot wide paved driveway off Wetmore <br />Avenue as part of the process of building a detached garage on the rear portion <br />of the lot. If the variance is granted, the Applicant would continue using an <br />existing driveway that has been in place for years. The historical use has been <br />to drive over the low curbed sidewalk at the front of the property on Wetmore <br />Avenue. T he proposed driveway would be improved to ten -feet in width and <br />approximately 84 feet in length, and would be visible from the street.
