Mr. Yust represented hinself and mentioned that he had owned the <br />property about one(1) year. Also the property has a three (3) <br />step tier from the front property line to the rear property line. <br />There was some opposition to Mr. Yust's request from Mr. & Mrs. <br />Tredway at 3912 Friday and their concern was as follows: <br />1. There will be a traffic problem if the City right-of-way <br />is widened at any time in the future. <br />There was some discussion that followed and the following points <br />were made: <br />1 <br />1. The terrain is extraordinary. <br />2. The fourteen (1.4) feet of City right-of-way on the front <br />portion allows room for City expansion of the property, <br />without undue hardship to the area. <br />3. Other houses in the area are closer to the City right- <br />of-way than the City requirement of twenty (20) feet. <br />After visually viewing the subject property and considering all <br />the facts and testimony, it was moved by Mr. Russell seconded by <br />Mr. Kristianson and unanimously carried to grant the variance as <br />it meets all the requirements of Section 19.70.O60 paragraphs <br />1,2,3, and 4. <br />A hearing was held on the application of Charles A. Olson, 6027 <br />Manor Place, Everett, WA 98203, for a variance from Section <br />19.1.8.030, Everett Municipal Code to allow for a reduction in <br />Lot Size for a Five Unit Apartment Structure from 7500 square <br />feet to 7084.55 square feet. <br />Legal Description: Large Lot 17 & 18, Block 7, Friday's 1st <br />Addition to Everett <br />Address: 3532 Avenue <br />Zoning: R-3 Multiple Family Low Density Residence <br />Mr. Olson represented himself and was asked the question what <br />could be done to the alley so it would be less dangerrus for. <br />people that would be using the off-street parking pri-ileges. <br />Mr. Olson made the following comments: <br />1. There is the possibility of leveling the alley so it <br />would be the same level as the lot. <br />i 2. To approach the City for alley improvements. <br />3. Some of the off-street parking will be underneath the <br />the proposed building from a driveway coming off <br />Wetmore. <br />t <br />-3- <br />
