• The open space shall be provided within a courtyard. The courtyard shall have a <br />minimum dimension of fifteen feet measured in any direction, unless otherwise <br />approved by Planning Staff. The courtyard shall be improved with seating areas, <br />paved walkways, and landscaping to create a passive open space area for <br />residents. <br />• A landscape plan which meets City standards shall be provided at time of pertnit <br />submittal. Type III landscaping is required along '�Netmore Avenue, as well as the <br />interior property lines. <br />• Parking is pertnitted within the rear and interior setback area, however it shall be <br />screened from abutting properties by fencing or landscaping. <br />• Section 39.080.A & B requires a garbage receptacle be provided for all multiple <br />family developments. If parking is relocated to the rear of the site, the dumpster <br />may need to be relocated. It may be located within the rear or side setback, <br />accessed off of the alley. All garbage and recycle bins must be screened from <br />view from the street and from adjacent properties. <br />Enclosed is a copy of the Multiple Family Deveiopment Standards cantained in Section <br />15 of t;�e Zoning Code, as well as the Multiple Family Design Guidelines; these <br />guidelines have been established in order to implement the development standards as <br />described above. These guidelines and development standards were implemented in <br />1998. <br />This project is SEPA exempt, however Planning will need to approve a plan consistent <br />. with Section 15 of the Zoning Code, prior to the City issuing building permits.
